Industrial space glossary

Short definitions of the industrial-space terms FlexHall is built around. Each entry is written to be readable on its own.

Industrial capacity: Industrial capacity is the physical ability of a site to store, make, handle or dispatch goods: floor area, height, load, power, lifting and access. It is what a factory, warehouse or yard can do, not the legal description of a property.
Temporary industrial space: Temporary industrial space is industrial floor or yard area that a company can use for a defined short period — days, weeks or months — without committing to a long-term commercial lease.
Short-term warehouse rental: Short-term warehouse rental means taking warehouse space for a limited period — often weeks or a few months — rather than a standard multi-year warehouse lease.
Production hall: A production hall is an industrial building or bay used to manufacture, assemble or finish goods. Usable production halls are defined by clear height, floor load, lifting, power and vehicle access, not only by square metres.
Manufacturing space: Manufacturing space is floor area where goods are made or assembled. Temporary manufacturing space is that capacity offered for a short period, often inside an existing factory or industrial hall.
Floor load: Floor load (also called floor loading or slab capacity) is the maximum weight a floor can safely support, commonly expressed in tonnes per square metre (t/m²).
Clear height: Clear height is the usable height inside an industrial building, measured from the floor to the lowest overhead obstruction such as beams, lights, sprinklers or a crane.
Overhead crane: An overhead crane (bridge crane) is lifting equipment that runs on rails along a hall and lifts loads from above. Capacity is stated in tonnes.
Loading dock: A loading dock is a raised platform where trucks reverse in so pallets can move level with the vehicle bed. Ground-level doors are a different access method.
Truck access: Truck access describes whether, and with which vehicles, a site can be reached for loading and unloading. FlexHall may record a maximum vehicle tonnage and related features such as trailer or container access.
Rail access: Rail access means goods can move to or from the site by rail, typically through a siding. It is uncommon and should be treated as an operational fact, not only a location advantage.
Industrial yard: An industrial yard is outdoor or covered ground used to store and handle bulky goods, vehicles, containers or equipment. It is industrial capacity even when there is no warehouse building.
Factory space: Factory space is area inside a manufacturing site or industrial hall that can be used to produce, assemble or support production. Temporary factory space is that area offered for a limited period.
Flexible warehouse: A flexible warehouse is warehouse space whose occupation can follow a short or variable period, rather than a fixed long lease. On FlexHall this means listed warehouse capacity with a published minimum stay and request-based booking.
Excess capacity: Excess industrial capacity is space and capability a business already has but is not fully using: empty bays, idle halls, unused yards, spare warehouse area. FlexHall exists so that capacity can be listed and requested by other companies.
