Industrial capacity is the physical ability of a site to store, make, handle or dispatch goods: floor area, height, load, power, lifting and access. It is what a factory, warehouse or yard can do, not the legal description of a property.
Capacity versus real estate
A commercial lease describes occupation of a building. Industrial capacity describes whether that building can take your pallets, your machine, your trucks or your production run. Two halls of the same area can offer completely different capacity because of floor load, crane and docks.
